FAQs

what is terra collection

TERRA Collection is a boutique luxury hotel sales and marketing representation agency based in the United States. We represent a carefully selected portfolio of hotels, wellness properties, and design-led experiences to the North American travel advisor community, acting as an extension of each partner's sales team in a market they may not yet have the resources to reach directly.

Who is behind TERRA Collection?

TERRA Collection was founded by Selene Di Flamminio, an Italian-born hospitality professional with over twelve years of experience at Marriott's St. Regis brand in New York, Italy, UK and the Maldives. Her background spans economics, continuing education at eCornell and Yale, and a deep personal interest in wellness and interior design; each of which informs how TERRA Collection selects and represents its partners.

What makes TERRA Collection different from other representation companies?

The portfolio is intentionally small. Every property shares a common thread, a mindfulness toward sustainability expressed in different ways, whether through environmental stewardship, wellness programming, local authenticity, off-beaten-path character, or intentional design. We do not represent volume; we represent alignment. That means travel advisors trust our recommendations, and partners benefit from representation that reflects their values rather than diluting them.

What does "representation" mean in practice?

Representation means there is always someone in the North American market talking about your property: at trade events and sales missions from coast to coast, in conversations with the advisors whose clients are exactly who you want to reach, and in the quieter moments of relationship-building that rarely make it into a contract but drive bookings over time.

In practice, that means opening doors. Introducing your property to the right advisors, educating them on your destination, your product, and what makes it genuinely different from everything else they could recommend. It means keeping those relationships alive and meaningful, not transactional. And it means working with you on the other side of the equation, helping you understand this market, how it evolves, what advisors expect, and what your property needs to do to earn their trust and their repeat business.

The goal is not just visibility. It is to facilitate your entry or to continue to establish your property into the North American market in a way that builds real, lasting relationships between your team and the advisors who will become your most valuable long-term partners. Think of it as having a trusted presence in the market that is always moving, always reaching the next advisor, and always representing your property as if it were their own.

How do I apply to join the collection?

There is no formal application: representation begins with a conversation. Write to selene@terratvl.com with a brief introduction to your property. If there is an initial fit, Selene will arrange a call to understand your market position, goals, and timeline. If there is alignment on both sides, she will propose a representation structure tailored to your needs.

How long does it typically take to see results in the North American market?

The honest answer: the first year is foundation-building. Advisor relationships take time, trust is earned through consistent presence, not a single introduction. Most partners begin to see meaningful enquiry volume by the end of year one, with stronger conversion in year two as advisors begin to book properties they have been educated on. We set realistic expectations from the start and report transparently on activity, not just outcomes.

Is TERRA Collection the same as a GSO?

Not exactly. A Global Sales Office (GSO) typically operates at scale, representing a large number of properties across multiple markets with a more standardized approach. TERRA Collection is deliberately boutique, a small, curated portfolio with a focused North America Market. The trade-off is intentional: fewer partners means more time, attention, and genuine relationship depth for each one

What does sustainability mean within the TERRA Collection?

Sustainability is not a certification criterion at TERRA Collection: it is a common thread. Every property in the portfolio approaches it differently: some through active environmental stewardship and reduced ecological footprint, others through a deep commitment to wellness of mind and body, others still through local authenticity, community integration, and the protection of culture and craft. What they share is intention, a refusal to exist without purpose. We look for properties where how they operate is inseparable from why they exist.

Does a property need a formal sustainability certification to join the collection?

No. Certifications can be valuable but they are not the measure we use. A remote property with no certification may demonstrate more genuine environmental consciousness than a certified one. We look at the whole picture: how the property was built and operates, how it engages with its surroundings, how it treats its staff and community, and whether that story is authentic. Off-beaten-path character, intentional design, and local rootedness often tell us more than a certificate.

How does TERRA Collection define "wellness properties"?

Broadly. A wellness property in the TERRA Collection is not simply a hotel with a spa. It is a place where the experience is shaped around restoration: physical, mental, or spiritual. The spectrum is wide by intention: it might be a medically-led health resort, an immersive fitness programme rooted in measurable transformation, or a coastal clinic where stillness and clinical precision sit side by side. What unites them is not a format or a facility. It is the conviction that a guest should leave feeling genuinely different from how they arrived, and that every element of the stay exists in service of that outcome.

What role does design play in how TERRA Collection curates its portfolio?

Design is one of the five founding pillars of TERRA Collection. For Selene, whose background includes interior design and a career shaped by some of the world's most architecturally significant hotels, design is inseparable from the quality of an experience. A property's spatial decisions, how it relates to its landscape, how it moves guests through it, the materials it chooses and the details it considers, communicate its values before a single word of marketing has been written. We look for properties where design is a decision, not a default.

Whether you are a hotel partner exploring representation, a travel advisor looking for resources, or simply curious about how TERRA Collection works you will find answers here. If your question is not listed, write to selene@terratvl.com.
